Shepherd Cottage — 18th-Century Charm by the Norfolk Coast

Step into the warmth of an 18th-century Norfolk cottage, beautifully refurbished to blend period character with modern comfort. Set on peaceful Top Common in East Runton and just ½ mile from the sandy beach, Shepherd Cottage is the perfect base for family holidays, coastal walks and relaxed breaks by the sea.

With original Norfolk red tiles, 1780s beams, and a large sunny garden, this detached cottage feels instantly welcoming. There’s room for everyone to unwind, with two cosy living rooms, a snug full of games, and a downstairs bedroom ideal for guests who prefer to avoid stairs. Off-road parking for three cars and a 15-minute stroll to the village pubs, chippy, butcher and general store make life easy from the moment you arrive.

Inside Shepherd Cottage

Ground Floor

  • Porch with seating leading to the front door.

  • Dining Room — original Norfolk red floor tiles, 1780 beams, electric fireplace, fireside seating, DAB radio and dining table for six.

  • Kitchen — electric cooker and hob, dishwasher and a well-equipped layout for family cooking.

  • Utility Room — fridge with freezer compartment, washing machine, tumble dryer, twin air fryer and microwave.

  • Family Bathroom — bath with handheld shower, separate walk-in shower (handheld + waterfall), wash basin.

  • Separate WC — with large washbasin and lit mirror.

  • Underfloor heating throughout the hallway, bathroom and WC.

  • Family TV Room — former stable with whitewashed flint wall, original beams, two sofas, armchair and large TV with streaming channels, terrestrial TV, DVD and Blu-Ray.

  • Downstairs Double Bedroom — double bed, tallboy, bedside table and fire-door access to the garden (lovely in summer).

  • Snug — cosy sofa, coffee table and a cupboard full of games; underfloor heating.

First Floor

(Steep traditional Norfolk staircase — unsuitable for guests with mobility issues.)

  • Low sloping ceilings in places.

  • Bed linen and towels provided.

  • One small, well-behaved dog considered on request (£20 per week). Garden not enclosed.

  • Village centre: 15-minute walk (2 pubs, restaurant, excellent chippy, butcher, general store)
